Dividend Was anticipating receipt of the dividend today as due on 31st. Haven't had it credited to my Isa. Anyone else?

HSBC VS HARGREAVES LANSDOWN These shares can't currently be bought via HSBC Invest Direct because of the introduction of KIDs and the apparent failure of HSBC to create the necessary documentation for their platform. No problem, it would appear, buying themvia Hargreaves Lansdown, they've already got the documentation available!

Re: Contacted Medicx. " Reply" Thank you for taking the trouble Derek. Their response is surprisingly quite detailed and flagging up the date of year end results could be interpreted as a good sign as they'd hardly bring attention to this event if there's going to be bad news.

Contacted Medicx. " Reply" Thank you for your enquiry. You are right that the MedicX Fund has seen a recent decline in share price. We are monitoring the price which we believe has fallen because of a number of factors as well as general market volatility. Firstly the shares went Ex-Dividend on 16 November; secondly the bank of England interest rate was increased at last committee meeting; and thirdly, a peer of MedicX Fund in the same sector, Assura Group, announced a £300 million fundraise at a significant discount to its prevailing price. We believe these have contributed to the price reduction.We are of the view that the disposal of 5 smaller older assets announced on 16 November was a positive step, in line with the Fund's strategy of focusing on modern high quality, larger dominant assets. Indeed the announcement shortly thereafter on 20 November shows our commitment to larger modern assets with a commitment top forward fund a new £4.6 million scheme in South Wales. I hope this is useful and do look out for the MedicX Fund’s year end results due on 12 Dec 2017 where there will be more information on the performance and position of the fund.

HiI`m a long term shareholder here, noticed the drop of course and also somewhat puzzled.Some thoughts, the sp weakness seemed to start at about the same date they sold off 5 properties, 15 or 16 Nov. I think.Why were the properties sold? all primary care units, MXF`s forte.One property purchase followed but of lower value than the sales.Maybe the sp had got a bit ahead of itself when it spiked up to 90p +.?Maybe fear of the possibility of a Labour government getting in and then wishing to bring back some of the properties in to state ownership rather than PFI. ?Maybe none of the above.I did actually add a bit yesterday.Trade volume was about double average, not usually a good sign when a sp is dropping.ATB & GLsoi

What's up Doc? Suspect I'm the only one in the dark, as usual, (quick search yields no clues) so could someone take pity and enlighten me as to why we are suddenly helter-skelter in the wrong direction? Was Mugabe a major shareholder perhaps?

Re: Dividend cover I see PHP divis are now covered >100% vs MXF 69%. So they can get there, but it does indeed require a lot of nerve to borrow from the bank at 4.5%, invest at a rental yield of 5.4% and then pay a dividend of 7% of the share price which is itself a premium on asset value - requires huge gearing plus asset and rental growth.George, can we have some inflation please?

Dividend cover A quiet board! Main attraction of this and similar funds is the dividend + possibly some growth. Having looked at the results and board's comments, I have decided not to invest because of the very low dividend cover at 65%. The board state that part of the dividend (ie 35% or so) is being paid from capital but they hope to lessen this amount over time. That is worrying and sustainable only if capital values of the properties increase and part sale proceeds used. The sector choice of healthcare is obviously attractive. Edison issue some very useful research papers on this sector with many comparisons. For instance, Primary Healthcare Properties yield was 89% covered at half year and expected to be 100% shortly - penalty to you and me is a lower yield at 4.9%.
