Re: Todays news advfnWell not good news this morning but probably one should have expected a bit of a downturn after Brexit.Still its all to play for, the net assset value is still 56.7p with the board saying that " your Board remains confident that the final figure will be in excess of the NAV reported today."This would indicate a value of 60p plus-so in my view I am holding on to my shares and not selling at todays price as this would give a 50% upside from here. The directors also have a lot riding on this with their large shareholding.I tend to agree with this-in fact you might argue its a good time to buy.

Todays news has highlighted the speculative nature pf this wind up, especially following Brexit. Uncertainty is being piled on uncertainty and this is reflected in the sharp falls today.Must admit to being a little surprised given the "insiders" buying over last few monthsPE

Re: Income or B shares? The B shares will instantly be redeemed at 18p, and you will get the return as capital rather than income. It all comes down to your individual tax treatment to decide which is best. In an ISA or SIPP it makes no difference.

Income or B shares? Forgive my naivety but I've been given two options by my broker, to receive 18p per share as income, or as 'B shares'. I don't understand this. Obviously I get the income bit, but what are the 'B shares'? Does this mean the money is reinvested back into the shares? I'm assuming that would basically mean it is worth effectively the same as before, with a lower share price but larger number of shares? The benefit of this being that should the value of the company's assets increase before they are also sold off and returned to us as cash I will be better off in the long run, likewise if they were to devalue at all I would have been better off taking the income option. If this is the case what price are the B shares bought back at? 50p or the SP at the time?Have I got this right or am I way off the mark??Many thanks in advance for any clarity on this.

Re: Ex DIv PaulI still think the price will be 50p after ex div if they are higher I will be delighted as I have quite a large holding __________ __________ __________ __________ __________ __________ __________ ____Yes Paul this will drop to around the 50p Mark - however it hits 55p and I will be out with a nice 10% profit <---- enough for me to be honest in less than 7 months ... Re: Ex DIv Adam"Is that on the assumption people will be selling up once they've secured the dividend? Any rise expected prior to ex div date with people trying to get in on the dividend? "********** ********** ********** ********** ********** ********** ********** ********** ********** ********** **The dividend (cash returned to investors) is basically what we invested and its being returned to us after the sale of properties bought by our money - In essence the NAV (net assets value) goes down for the company and hence the price of the share after the so called dividendNow in ideal world - share price goes up if the company pays out a dividend due to a number of factors - however this is a closed end company - what ever they get rid off is deecreasing the net value of the company - but there is a BUT .... and the BUT is .. Effectively based on the current property market - this should be going up - well atleast as per my calculations anyways - pple may have different views .... Hence the price not shooting up - hope that makes sense - ..... Regards

Re: Ex DIv On 20 October ex div the shares should drop to 50p

adamstein25 04 Oct 2016

Ex DIv Just to get this right, if I buy 1,500 shares at today's price of 68p and hold on 20th October, I'll be eligible to receive a dividend of 18p per share, around £270.How has this came about and surely the SP should spike to around 150-180p over the next couple of weeks?
