Following initial due diligence, serious expressions of interest have been received; the proposals being considered vary in structure and include a refinancing of a portion of the Mezzanine Loan with a new mezzanine facility, as well as the potential sale of subsidiaries which own the Group's underlying real estate portfolio. The Board of Directors is at present considering these alternative scenarios, the details of which are still subject to negotiation.So now if they can now sell off at current asset value or renegotiate loans at better rates could still be a winner, if not !

Re: Up 80%-more to come ? went through the numbers last night - theprevious sales get someway towards the step down but not close. Given this rise have to say there is something going on in the background - offer for co or large sale of property

Re: Up 80%-more to come ? Keeps moving up at the moment as seems to me no stock about so mm's keep increasing the price to put buyers off. Where will the price end up end up 0.4p or 4p ?

Up 80%-more to come ? IERE had dropped to nearly zero as the view is it could go bust,but who knows could surprise us all-asset value still about 10p a share as last valuation. Maybe it has been oversold.

Re: Booming European property prices You sir, are deluded, and I hope no one listens to your fallacious prose on the state of the European property market, which bears no influence on the circumstances of this company. The directors have entered in to a punitive loan arrangement with Blackstone with a completely forlorn hope that the "step down event" will be triggered and the company will be able to salvage something from the ashes. However, as you can see the company is having to sell properties and along with it the income, and the said step down event to lower interest is about is obtainable as a desert mirage of an oasis.The remaining value in this company is going to one place, and one place only - its creditors

Booming European property prices From iiiWeekend FT article-"Fears of Eurozone bubble rattle global real estate conference"Article says that property prices have risen 5-20 per cent in LAST 3 MONTHS dependent on place and property and the boom is expected to last for two to 5 more years.So last valuation at end September should be at bottom of market-if so we could be in for a nice surprise to the upside, 10% average upside would be nice about plus £25 million.This would give asset value per share of appx 27p.You never know we might be in for a nice surprise here !

Asset value 12 p price 1.6p Results show big revaluation losses so not good reading and they are looking at big disposals now to reduce borrowings. However asset value is still 12p and price is 0 .7p to 1.6p which is a massive discount. They also say asset prices now starting to recover at last. If they can pull all this off without loosing to much asset value this could still be a multibagger. It s a bet on this happening and at this price cheap!
