RNS, Results Fund management fees are generally levied monthly by FPAM by reference to the value of properties under management. In the case of Fprop Offices LP the Group does not receive any fees but instead shares in the profits earned by the fund. Revenue growth inevitably lags the growth in assets under management because investments made during a given period do not benefit from full period fee or profit contributions, and in the case of Fprop Offices LP also needs to overcome standard property purchase costs in the UK of 6.8% of a given property’s value before a profit share can be earned. Revenue earned from fund management increased by 4% to £1.55 million (2017: £1.49 million), resulting in a profit before unallocated central overheads and tax of £798,000 (2017: £804,000). This represents 15.8% (2017: 11.7%) of Group profit before unallocated central overheads and tax. The Group has not yet recognised any profits from Fprop Offices LP pursuant to the profit share agreement but expects to do so in the second half of the current financial year." So second half could see a nice contribution from the fprop offices LP I’m looking forward to that, we don’t know how much or if it will be in small chunks or in a big lump, but either way with a small company like this it will have some impact I’m sure.

RNS, Results Results look good although profit was down it is explained as a office in Warsaw was empty, and I suppose this will be re let in due course, maybe at a higher rate (I hope). Anyway NAV is up quite a bit and dividend up a little, lots of irons in the fire here for the future. Like the way Mr Habib runs this company. Assets under management are up considerably and will eventually trickle down to profits although as discussed before this is delayed slightly because of the way the deals were done.

Agm...... 12345 Aum up quite a bit. Still looking good here. Bought more yesterday as I feel fpo could have a good year as they have lots of projects on the go and could do very well out of them this year.

New article in IC from S. T Really big article, talking about how good this new deal is that the fantastic Mr Habib has done. All about the Krakow property and its very cheap financing and no covenants, etc. Seems a very good deal. Good article. Fantastic company

RNS First property OK finally managed to make a new topic as the bb had locked me up on a draft copy. Anyway the new deal on a property in Krakow looks good,and bolted on more fund management fees,keep up the good work.

Re: Results Just had my question answered on the conference call, I asked if we had booked any profit for the new UK office mandate fprop fund and was told no we hadn't because the stamp duty costs mean that it is difficult to make a profit early on, and this would come later.

Results Just had a quick look and they look pretty good, NAV is up, assets under management are up considerably, debt is down, dividend is up.I still get the feeling that the fee for these increased aum are being paid in arrears as the new office fund was being paid via a share in profits rather than a fee for management, can't see this mentioned maybe this will be clarified in the conference call /audio later.But all in all looks very good.
