British Land No discussion since June 18 - remarkable and testament to the carnage created by ii. Speaking of carnage, what’s the view on value of assets behind big property companies and particularly the wave of failures in the retail space - with more to come?

Canada Water BL have submitted outline planning for the Canada Water master plan along with detailed planning for first phase of 1.8msqft of mixed use. Work could start next year pending planning. Some are putting a value of £2b on the whole project - about 21% of BL's current NAV.Meanwhile the Rotherhithe footbridge and cycle crossing to the Isle of Dogs/Canary Wharf looks increasingly credible. Canada Water will be one stop from Canary Wharf on the Jubilee line connecting to the Elizabeth Line (Crossrail).

Sale of Broadgate Estates Finding it difficult to get any numbers on Broadgate Estates.Did notice in 2017 Annual Report "Our 650 employees are split between British Land and our property management business Broadgate Estates."And in the press release "Broadgate Estates was established in 1986 and has since grown into a team of 500 people ... Approximately 160 employees are expected to transfer to Savills under the terms of this agreement."Hopefully this 24% reduction in staff cuts costs and helps BL focus on their own portfolio and development pipeline.

Another retail acquisition? British Land appears to have bought 300,000sqft Royal Victoria Place shopping centre earlier this year, allegedly paying £96m, with planning permission for an extension. No mention of this on BL website? Hermes IM has since been acquired by US based Federated Investors. Not 100% clear that the sale completed before Hermes was acquired.Opened in 1992 by Princess Diana. Jointly owned from 2002 to 2012 by Westfield and Hermes IM before Hermes acquired full ownership in 2012.

Re: Woolwich Estate The Woolwich Estate is right in front of the DLR station and seems to be pretty much next to the proposed Crossrail Station. Up to 12 trains an hour to Canary Wharf just minutes away probably adds quite a bit of value.

Re: Woolwich Estate Comparing the 2014 and 2018 press releases it looks as though the Woolwich asset has been improved under Mansford's ownership:* In 2014 it had 50 residential apartments but now 50,000 sq ft i.e. about 70 residential apartments based on average 700 sq ft each. * In 2014 it had zero office space now 3,000 sq ft. So its not really a like-for-like comparison. Plus BLND has a record of adding value and London is inside BLND's circle of competence. I remember under former CEO John Ritblat, BLND famously never overpaid for an asset. Hope that's still the case. I call my beautiful chart below squigglemania.

Woolwich Estate Just noticed that the Woolwich Estated that British Land bought recently for £103m sold 4 years ago for £52m. That is some inflation.[link]

Re: Today's fall And more recently the demise of Maplin and Toys R US and many restaurant companies struggling.Although a lot of BLND is office blocks etc I think there is a great deal of uncertainty and weakness in the market. Property valuations and rents will suffer.Bland has dropped from mid 800's highs in the last few years and is now closer to financial crisis levels.....I dont see much upside for the time being imo, just plodding along at the relatively good divi. Until, that is a major correction, and then it will be timing to get out!
