Dividend Is there any Dividend for shares bought in the recent IPO? The Record date for the last dividend was 14 Oct, and the shares under the IPO were also allocated on the sam date.

Re: Rights Rights all in my II a/c - and price today gone up. Indeed the open offer allocation was scaled back so I recd 100% of my rights plus 71% of the additional applied for in the open offer.Appreciate discount was minimal (£1.32 v £1.35 market price), but shares still went up a touch today.Obviously general opinion appears positive.

Re: Rights You need to respond to them separately, because with the offer for subscription you are assured of those, but the excess offer ones might be scaled down from the number for which you apply.However, at the offer price (132.00) there is little (if any) premium, so I'm watching to make a single buy of as many as I want at a lower current price & forget the offer.

Re: Rights My broker has notified me of the open offer, including the excess application facility and offer for subscription. If I want to subscribe for more than my open offer entitlement, does it matter if I do it through either one? Is one better than the other?Thanks very much in advance!

It is suicide. If push comes to shove, let the dog go, it will most times run fast enough to escape. If you hold the dog on the lead things can be quite simply awfulAnimals don't respect public rights of way and are up for it against dogs to protect their young. (Even if the "young" are looking as old as the rest. Had you been by yourself, without a dog, things would in most cases have been absolutely fine

Re: Rights Hi Relax,There are some benefits of retirement though worn out joints mean that I am suffering from an argument I had on Sunday with a large steak. The grim reaper comes in many forms but this very large steak had the hooves and head still attached and she and her 30 sisters, aunts and cousins took objection to me walking the dog on a public right of way. If BBOX rent next property to a meat retailer I will have found karma.A yield of 4.7% (I think that based on discounted issue price) is what I need to fund my retirement. TX2 is very right to suggest that commercial property is selling like pizza on cup final night but specialist situations like BBOX, PHP, UTG, and ESP should more than hold their own against offices and malls (and I do also hold DPP!)One day, if you are lucky, you too may join the retirement community.Regards, Seadoc

Tx2 Please correct me if I am wrong middler2 but I think the 6% divi target,it may have been 6.2% or so, was based on the original share issue price of £1 which it has met & should continue to be met not on our present share price.Obviously when it is buying properties at an initial gross yield of under 5% as presently and the company has overheads to deduct to get a net yield it is difficult to pay a divi of 6% although it gets presently a slight benefit from gearing as it is paying I think less than the property yield in borrowing costs.I am probably being a little critical as the company has put in a good performance for me;it is just that I feel we need to be a bit cautious about an "asset bubble" as people desperate to get a yield rush in to buy property,and property shares, bidding it up to in the longer term to unrealistic prices.

Re: Rights You are absolutely correct, TX2. Which is why BBOX is an investment best suited for the, ahem, retirement community. At 4.7% yield that is good enough in today's non-inflationary environment to hold the shares until the Grim Reaper shows up. I too will be subscribing for my entitlement and possibly a few more to sell into the market for a small gain in a couple of months.

Re: Rights & Open Offer. Tx2 Not completely sure I can agree tx2. When I first got into this share I thought the dividend was unsustainable because of the proportion of income needed to pay off loan interest. Personally I am pleased to see the increase in equity and thus asset Base. Don't forget that the properties are also probably increasing in value and the company has declared an intent to pay 6% dividend.

I think the management of REITs like Tritax are under pressure from institutional investors who have stacks of clients cash to invest which is looking for an investment that earns some return above the minimal return that cash deposits make.Hence the continual new issues of shares to soak up this cash.The outcome of this is that we are seeing increasing prices for the type of properties that Tritax is buying & the lowering of yield.Initially when Tritax was around a pound we were getting over 6% return;now we are getting circa 4.7% because firstly because the share price as gone up but in addition current property purchases are on a lower yield & are more expensive.I think we are now fairly near the max price I would be prepared to pay;the property we are buying & the valuation put on previously purchased properties is looking expensive in my opinion in yield terms.I presently intend to take up the 1-11 offer as we are talking a fairly modest additional investment but while I intend to retain my investment above the present price level the shares are looking dear.
