Re: Placing to pay for some new building... Richy, management also had a target of 3% capital growth, giving a total of 9%. For me, my purchase was part of my de-risking exercise upon reaching retirement. I do not expect the sp to be set on fire, nor do I see it as a likely 'dead cat'. If you are looking for more excitement, then elsewhere may provide it. Cheers, rtt.

Re: BBC FTSE 350 Worst stock! BBOX is within a penny or so of its all time high;so it seems a little surprising that it has performed worse than almost all other FTSE350 stocks.However the point should be made that property company share prices are always related to their net asset value;they rarely if ever trade at a significant premium to their book NAV,unless it has hidden value in its portfolio that is not shown in its balance sheet.Higher yielding property shares like BBOX may trade at a small premium to net assets which is I think the case here.You also need to take into account with high yielding shares you are getting a major part of your return in dividend as most of the profits are being paid out.I think at the present price BBOX is fair value but I don't expect any significant short term uprating in property values to influence net asset value but taking into account the dividend there's a reasonable return on offer.In the long term income and hence property values are likely to grow with rent increases.

BBC FTSE 350 Worst stock! And yesterday, BBOX fell to the bottom 10 of the BBC's listings.Maybe it was investors rotating out of "safe" shares and into more exciting ones.I still rate BBOX and I now hold it within a tax efficient wrapper.MW

FTSE350 top stock! The BBC Top 10 shares from the FTSE-350 includes BBOX @ number 9 with a 0.53% gain!Suddenly, the ~6% yield with an indexed uplift over the next 10-20 years looks very enticing!Don't we live in interesting times?MW

Re: Placing to pay for some new building... The last two purchases have rental yields below 6% and that is before expenses. How then can the management deliver on their promise of a 6% yield? It is just not possible.

Re: Encouraging by my reckoning following the new issue the market cap is around £712m which must put it in line for promotion to the FTSE 250 in due course which should help add another penny or two to the price.Maybe the recent volume is some of the fund managers getting ahead of the game.

Re: Encouraging Chip and Kool, thanks. I can confirm Share, iDealing and Barclays appear to have the same policy.Chip, I have spent a (wasted) afternoon looking at specialist REITs. BBOX is there in spades but there are not a lot of boxes to buy off retailers (three already in progress) and I suspect the other (less than I thought) REITs are not in a hurry to sell.I know I have bought in at a peak in this market but while there is a (bigger) chance of a higher peak on the basis of an asset valuation, the opposite may, and WOULD. lead to an immediate drop in sp and eventually in income. For me (while deferring pension) this does not seem a risk too far.Back to 15% in (mostly specialist) property so in no hurry to sell.Regards,Seadoc

Re: Encouraging Interactive Investor. You may be right re cumulative broker orders, but the prospectus also states they can take smaller orders on their sole discretion. Whatever the case, very happy with the investment here, good long term prospects, will no doubt be another fundraising in 3-4 months and will get involved again. Plenty growth in this market plus very good divi's.
