Huge Costs I looked at the account which says income is £1.5m per year, so I had expected cash to be building up. Instead I see for the last 6 months rental Income of 663k, but property operating expenses of 169k and then general and admin expenses of 315k. so not much left ! To boot there is a tax on income of 449k. So cash is disappearing. They say they want to minimise expenses, but come on! what is all this expense for just one property. Are we being ripped off here?

Bad news Looking very poor the half year report. The cinema is losing money and wants to renegotiate the rent. No-one wants to buy the property. Not looking good. The price is diving today. There is also a new rival cinema nearby. I've sold some at 49.6p today but price is continuing to plunge.

Re: Shocking errors I topped up my holding based on the announced redemption price - reckoned I would get a small margin by holding for a few days. Are they going to pay me back? Somehow I don't think so.

Shocking errors Gosh I am stunned by the error in the NAV announced after close of trading yesterday and consequential changes to the buy back terms.Expect big fall in share price today (22/6/17). I bought shares recently based on wrong information.Hope they are going to explain things, like why is the NAV down. Have they reduced the value of the property because it isn't selling or is the italian property market in a downturn. More information needed from AXA. Very poor.

Half year report? On 28th Feb they said the half year report will be published in the next few days. It's the 16th March now, so where is it? Normally produced at the end of February. Their website hasn't been updated for ages and still shows two properties, I have just bought some as the price seems cheap and the EURO has risen against the Pound, but a bit worried about the delay in the report.

Re: Great investment Still a bargain but the QE annoucement has caused a big fall in the EURO so expect a drop in NAV in March 2015 valuation. QE itself may cause property prices in europe to rise, but this may take a while to filter through. So on balance still a buy.

Re: Great investment I am quite happy getting my shares bought back piecemeal at 54.5p - can't understand why the share price hasn't gone up.
